The Design Process

The process starts with a preliminary meeting to understand your expectations and objectives. Our clients are encouraged to bring any design concepts or ideas to this meeting. During the initial meeting, we will collect information that will solidify the foundation of the program, which are the architectural features you’d like to see, budget and anticipated timeline that are required to meet the project’s goals.

From there, we will enter the design phase of the process that spans from schematic hand sketches to computer drafted drawings, and then into construction. Once this is completed, we will lead the design team and coordinate with the contractor and consultants.

Throughout this process, we act as your dedicated agent to ensure your design intent and vision are achieved every step of the way.

1. Pre-Design

This phase begins with an initial meeting to get an introduction and begin to form the program by discussing the goals, size, and budget of the project, as well as any concepts and ideas to be considered for the direction of the design.

2. Schematic Design Phase

In this phase, the concepts and ideas from the initial meeting will be defined and presented in a preliminary design illustrating the scale and relationship of the project components.

3. Design Development Phase

After approval of the preliminary design, the focus of this phase will be to illustrate and describe any changes by refining the design and adding more detail.

4. Construction Documents Phase

This phase adds the technical information to the design that will be required for the contractor to begin construction.

5. Contractor Selection

If a contractor has not been selected by this phase, then drawings will be issued for pricing, and one will be selected.

6. Construction Administrative Phase

Construction on the project begins and any clarification are provided on an as-needed basis.
